As a tenant in a rented property what are my duties?
- To keep the property clean and tidy
- Carry out minor jobs e.g. change fuses, clear blocked sink.

What information should my landlord give me?
Prior to commencing the tenancy you should see a copy of the current
- Gas Safety Certificate covering all gas appliances dated within the last 12 months.
Your landlord may also provide you with the following recommended items
- Electrical Safety Certificate
- Energy Performance Certificate.

Can my landlord enter my home?
The landlord has the right to come into your home to check what repairs are needed, but they should give at least 24 hours notice, and come at an agreed time. In an emergency this should be as quickly as possible . When you move in, the landlord will have a spare set of keys. That does not give them the right to come in to your home when they like. You may want the landlord to have keys so they can get in during an emergency or to carry out prearranged repairs. If you prefer not to allow this, you have the right to change the lock and keep the keys yourself.
It is not acceptable for your landlord to come round late at night, come into your home without telling you in advance, threatening you with illegal eviction, harass or pressurise you, or threaten to cut off your gas and electricity. If this happens make a complaint to Mendip District Council using the online form below as they may be breaking the law.
Reporting issues to your landlord
If you have a problem in your rented property inform the landlord in writing, by email or by phone as soon as possible. The landlord has a 'reasonable time' to do the repair depending upon the nature of the work that needs doing. For example a blocked toilet should be cleared quicker than a sticking window.
What do I do if the landlord doesn't do the work?
The Council has legal powers to ask the landlord to tackle problems with the condition of your home.
